Property is nice, just no a/c, plenty of fans though

Overall our experience is good, we mostly were out during the day which is good cause it was hot in the rooms with no a/c, the fans did cool it down a bit, could be just the time of the year for the heat.

The management company was rude and aggressive: We had unusual run ins with the full time residents on the property. All were very unpleasant as soon as we arrived, warning us that we will be kicked out for parking (we were in our designated space) and saying that they will tell on us if we do something they don’t like… they complained about us as soon as we arrived and management promptly threatened to kick us out before even speaking with us about the circumstances. Once they heard our side they allowed us to stay but we felt anxious the entire stay that any small thing could get our reservation revoked! We’re a local family and we’re very empathetic to residents. The Shower is the size of an RV’s with the shower head pointing directly at the door. It floods the bathroom with the door closed A clear rule was no smoking except for in a single designated space in the parking lot but the people upstairs smoked Cigarettes on their lani every night. The condo was perfect for 2 couples. The Murphy bed was sooo comfy and we loved the lanai! We walked down around the golf course and the Outrigger hotel. It was spectacular. A few miles from downtown Kona. But the shopping center that was about a mile from the condo had grocery, drug store & a couple restaurants convenient for our stay. Highly recommend!

Communication with the host was easy and response time was fast. We got in at noon and check in wasn’t until 4pm, but they graciously accommodated us checking in an hour early with all the groceries we purchased. Thank you I brought my 85+ yr old parents to visit my daughter. They loved the comfortable bed & beautiful ocean views. The condo had everything we needed. The washer and dryer and beach supplies came in handy a few times and we definitely appreciated the starter kit of dishwasher and laundry soap. We also needed the portable AC units and fans in the summer-they were very much appreciated. All and all a nice condo with upgraded bathrooms and kitchen with comfortable beds. Mahalo

A few miles from downtown Kona. But the shopping center that was about a mile from the condo had grocery, drug store & a couple restaurants convenient for our stay. Highly recommend! Mar 29, 2024 We liked the location of the property because it was out of the noisy/busy streets of Kona Coast. However, you are not in walking distance to anything. But there were many beaches and amenities just a short drive away. Kona was about 15 minutes away. The floor plan worked fine for the three of us and the Murphy bed was comfortable and the that sleeping area was private enough for a family. The master bed was also very comfortable. Two things needed minor repair and they took care of it immediately even though it was the weekend. The entrance was down one flight of stairs. We found the patio a very relaxing place to have breakfast. Being next to the golf course was not a problem. We would stay here again. Kathleen Dettling

Dec 29, 2023 Not as advertised. Don’t be fooled by the one picture of the lanai. inside need lots of updating. Please don’t breathe heavy after 8 PM. The pool is not very clean.. all in all it was not worth what we paid. If you are younger than 45 this is not the place for you. Alison Phillips

Especially enjoyed the lanai which has a nice gas BBQ and comfortable furniture with view of the golf course and flowering plumeria where white egrets occasionaly hung out. Use of ceiling fans kept us comfortable without need for an air conditioner. Kitchen was stocked with all the tools for meal prep. Made use of cooler, and lawnchairs provided, as well as time at the pool. Very convenient to have washer and dryer in the unit. This is a ground floor unit which means down a set of stairs from the space dedicated to this unit in the lot. Our group had 2 vehicles and never was there a parking issue. Mary Rubens

May 03, 2024 we did not expect to be woken up every morning around 6 a.m. (or before) by lawn mowers and lawn "groomers" at the next door golf course. not very relaxing for being on vacation. I don't remember this being mentioned in the description of the place either. the View was great and I appreciated that they "allowed" us to check out an hour later (11 a.m.). However, they made a big deal about it as if they were doing us a huge favor. Most hotels have 11 a.m. or even noon checkouts so I was surprised to see the 10 a.m. checkout. Jun 12, 2025 Great, clean property. Only odd item was the lack of provided goods. We stayed 4 nights, they provided exactly 4 coffee filters, 4 trash bags, 4 laundry pods, etc. It was a bit much. I would definitely stay again despite the oddity as the property was clean and cared for in a great location to get around. A big perk was easy parking, too. Sarah B

Sep 10, 2025 Cozy and convenient! My sister and I enjoyed staying at this condo. We spent 5 nights and it was the perfect home base for our travels all over the island. We cooked most of our meals during our stay and we were happy that the kitchen had everything we needed. Murphy bed was super comfy and we had plenty of space in the condo to spread out. We really liked that the neighborhood was quiet which made for restful nights. We hope we can stay again soon! Best part: Beautiful sunsets right outside the living-room window! Tamar C
